The Gold Coast runs on tourism, events and hospitality, and its demand pattern follows that. It’s more seasonal, more weekend-weighted, and more driven by visitors than by locals. Peaks around major events, school holidays and the winter tourist season can be significant.
Brisbane’s demand is steadier and more corporate. The Gold Coast’s is spikier and higher at the top. Companions who work both – and plenty do – even out the quiet weeks and pick up the busy ones in each.
